Booking Requests
A booking request sent through this site or by email is a request, not a confirmed booking. Your booking is confirmed only when we confirm it to you in writing.
Any total shown on the site is an estimate. The rate, extras and total in your confirmation are the ones that apply.
Deposits and Payment
If we ask for a deposit, the amount and the date it is due are in your booking confirmation. The booking is secured once the deposit reaches us. The balance is due as your confirmation says, and otherwise on arrival.
Cancellations and Changes
The cancellation terms in your booking confirmation apply. Where it says nothing, you may cancel an advance booking and we may keep a reasonable cancellation fee, as section 17 of the Consumer Protection Act allows. No fee applies if you cannot come because of your own or a close family member's death or admission to hospital.
If we ever have to cancel, we refund what you paid in full.
House Rules
These are part of every stay:
- Check-in is from 14:00 and check-out is by 10:00.
Orders
An order or request sent through this site or by email is accepted only when we confirm it to you. We will tell you straight away if we cannot fill it.
Prices on this site are a guide and may change. The price we confirm with your order is the one you pay.
We do not sell or supply alcohol to anyone under 18, as the Liquor Act requires. By ordering you confirm you are 18 or older, and we may ask for proof of age on collection or delivery.
Returns and Refunds
If something you buy from us is faulty, unsafe or not what you ordered, tell us as soon as you can. You may choose a repair, a replacement or a refund, as the Consumer Protection Act allows. Fresh food must be reported on the day you collect or receive it.
Information on This Site
We keep the information on this site as accurate and current as we can, but mistakes happen and details such as prices, hours and availability change. Please check anything important with us before you rely on it.
Our Responsibility
We are responsible for what we do or fail to do, as the law says. We are not responsible for loss caused by events outside our control, or by sites and services we link to, such as Google Maps. Nothing here limits a right the Consumer Protection Act gives you.
